This is a formal notice from the Crossings at Deerfoot Owners Association regarding your responsibilities for maintaining the appearance and condition of your property as required in the Declaration of Covenants. These standards are crucial for preserving community property values and neighborhood appeal.
Your Maintenance Responsibilities
- Changes visible from the street require Architectural Review Committee (ARC) approval before work begins.
- All yards must be properly sodded and maintained to be free of weeds.
- Edge all areas along sidewalks, driveways, and walkways.
- Remove weeds from all flower beds and yard areas.
- Trim and maintain all hedges, bushes, and flowerbeds in a healthy, neat condition.
- Replenish pine straw or mulch in beds as needed.
- Remove dead trees, shrubs, or plantings immediately.
- Screen from view all equipment including trailers, service/storage areas, and anything unsightly.
- Keep sidewalks, driveways, and walkways clean and pressure-washed as needed.
- Maintain all exterior painted or stained surfaces and repair any damaged areas.
- Rental of homes is strictly prohibited.
Inadequate Maintenance Fine Schedule
To promote beautification, the HOA has adopted the following fine structure for inadequate property maintenance violations:
- Initial Notice: You will be notified by email (using TCADAL email account). You have until May 31, 2026 to correct any violations.
- Unresolved after May 31:
- 1st violation notice (as of June 1): $100 fine
- Not corrected within an additional 30 days (by June 30): Additional $200 fine
- Not corrected by July 31: Additional $300 fine
- Violations continuing after August 1: Additional $300 per month will accrue
Example:
If a violation is not corrected until November 1, you will be assessed $600 in fines ($100 + $200 + $300). If it continues beyond November 1, each additional month will add $300 in fines.
Important:
- These fines are in addition to any costs incurred by the HOA if it must undertake corrective action.
- Per the covenants, unpaid fines and costs may result in a lien being placed on your property, enforceable as an HOA assessment. Fines not paid within 90 day of the due date will continue to accrue penalties and a lien will be enforced.
