Cabana Chimney Repair Oct 2023

As I’m certain that you are aware, an unfortunate collapse of the pool cabana chimney occurred on the evening of September 16th. Three sides of the rock facing from the roofline up collapsed as the rotten wooden backing gave way. The board has reviewed all options and solicited bids for the repair. After these considerations the board has voted to contract Shiloh Construction to begin repairs with a much sturdier concrete block support structure. This may begin as soon as next week.

The phase 2 thru 4 developer built the cabana and pool and turned it over to the HOA for maintenance and repairs. Our legal team feels we have little options for recovery as we have no original loss. I have been in contact with our insurance adjuster and reviewed the report of a structural engineer. The insurance will not cover this loss as it is due to rot and deterioration.

Therefore, the HOA will be responsible for this costly repair. Fortunately, our recent past boards saw the potential for unexpected losses and after procuring the “Reserve Study” began collecting and depositing funds for just such losses. It is the expectation that we can cover this repair without a special assessment. Continued contributions to the reserve fund will however be required from our annual dues.

A full accounting of this should be available at the 2024 Annual Meeting which is tentatively scheduled for Tuesday, February 13th 6th at 6:00 PM at the Trussville Civic Center.
