2021 Q1 HOA Board Update

HOA Board Update – February 26, 2021

Next phase of construction: 

Community residents have observed surveyors working at the end of Deerfoot Road.  Mr. Kessler informed us of his plans to begin development of the final phase of the development.  And today preparation for the road construction has begun.   While the original plan called for up to 18 homesites, it appears that the number will be closer to 12.   To the best of our knowledge, the builders currently working on Deerfoot and Deercrest Courts will work in the new section.

We have no information at this time about how the ongoing noise issues from the Sheep Dog range will be addressed.  The Board will be following up on this matter.

Follow-up on Annual Meeting open items:

There were no more than 32 families represented at any one time during our Zoom Annual Meeting. This meant that votes could not be held on either the budget or election of new board members.  At the close of the meeting the Board requested that anyone willing to join the board to complete the nomination form, previously provided.   We have now received one new application, so that we are pleased to report that we have two community members to fill the two open seats.

There will be a second general meeting on March 17, 2021 for the purpose of filling the two vacancies and approving the budget.  This will also be held on Zoom.  To ensure maximum homeowner participation, we will also provide every home with a proxy vote form in case you are unable to join the meeting.  The proxy form can be returned up to our HOA secretary, Justin Regan no later than March 16th so that all votes are counted.  One vote per home.

Pool Cabana and Spring Clean-up:

We have begun the spring maintenance checklist for the pool and cabana.  Plumbers have been called to repair a leak and a defective solenoid valve on the fountain.  Every year there are maintenance projects that may requirement some carpentry, painting, cleaning, irrigation and plumbing repairs, security upgrades and plantings.   We have been fortunate to have community members come with their tools and expertise, limiting our expense to materials and supplies.  We will post information if you would like to help.

Current plans are to open the pool for the season on May 1st, after a spring inspection and pool prep.  The pool deck may be open if there are warm and sunny days during spring break…but the pool will remain off limits until the opening date.
